Investment-property financing depends on the property, occupancy, borrower profile, and loan program. It deserves a separate review from a home you plan to occupy yourself.
Questions worth answering first
- How will the lender evaluate the property and any rental income?
- What down payment and reserves will be needed?
- What happens to your budget during vacancy or unexpected repairs?
Understand the tradeoffs
Rent minus the mortgage payment is not the full cash-flow picture. Include taxes, insurance, maintenance, management, vacancy, HOA costs, and any other property expenses in your own operating plan.
A practical place to start
Build a basic monthly budget before comparing loan offers. Use a vacancy scenario as well as your expected rent, and keep purchase or repair cash separate from ongoing reserves. Financing approval is not a guarantee of investment performance.
