Refinancing replaces an existing mortgage with a new one. A cash-out refinance also draws on available equity, subject to qualification and lender requirements. The right comparison includes costs, term, and the amount you will owe afterward.
Questions worth answering first
- What is the goal: payment, term, cash access, or another change?
- What are the closing costs and new balance?
- How long do you expect to keep the new loan?
Understand the tradeoffs
A smaller payment can come from stretching repayment over a longer term. Compare total costs and remaining balances, not only the next monthly bill. Financing fees into the loan increases the amount borrowed.
A practical place to start
Start with your current statement and the purpose of the refinance. Ask to see a side-by-side view of keeping the existing loan versus replacing it, using the same expected time horizon.
